Keep in mind Vermont is colder in North Carolina and your buildings insulation is excellent to poor. Add more or less BTU's based on geography and buildings insultion. If there's something freaky about the house such as 0" insulation, some adjustment may be in order. With "0" insulation and green house I use the formula 6,000 BTU's per 100 sq ft. Oversizing a is usually not a problem.
